Loan Processing Update

Hi.

I had initiated my Bank loan processing with SBI some 10 days back, so I thought of checking where it has reached. Looks like the SBI is yet to get the "Supplementary Agreement" required for the change of flats area size between Land owner & builder w.r.to the previous agreement.

Experience Till date with Foyer Infinity

My Experience at Foyer Infinity

How I found this Project?
We had a budget of around 40L but nothing was coming in budget. Keerthi Gardenia, Sterling Shalom, Pebble Creek, everything was beyond 45 Lakh. So I found a builder in ITPL where the flats were relatively cheap “Shanders Springdale”. So I found the road that leads from Varthur Road (Marathahalli – Varthur Road) towards ITPL and Shanders Springdale is on that. Although I traversed the whole of that road but couldn’t find it. But there was another construction going on & that was Foyer. SO I called the number on hoarding & the guys were inside.
We began the discussions & I realized that the price was good and the project was just launched. That means I can get almost whichever flat location I want. It was coming around 40L (excludes  Registration). The guys seemed quite genuine & they told that it was their 1st big project. They had build a project in Ramamurthy nagar & I can visit these.

Since I was too inclined at the flat here, so next day morning we visited Foyer Aimer in Ramamurthy Nagar. It had around 60 flats (approx). Its construction was looking decent. We told the security guard the reason and he showed us a flat. This flat already had woodwork and everything else completed and was looking good. I checked the electrical, sanitary ware, taps etc to be of good brands.
Legal Documents
We were satisfied with Foyer so we went ahead with the booking and final negotiations next day. We gave a post-dated booking cheque and took the property documents. I got these documents checked by the lawyer. He dint had anything against these documents and told me that they are clean (Although he did not visit any of respective registered offices).
I also took the sale & construction agreement for review in which he told me to add a penalty clause, which was not there earlier. In case the construction completion gets delayed beyond march, 2013. You can check this one.
Home Loan:-
Home loan processing has already started last week and I am applying for home loan through an SBI guy whom Foyer people recommended. I have a copy of the legal opinion provided by the SBI lawyer. (It can be provided)
Who all I have met till date:
Mr Kondal Rao (Builder), Mr P K Shivakumar (Son of land owner), Mr Sundar Naidu, Mr Manmohan. The builder himself takes care of most of the on-going construction activity
